DDA Invites Bids to Build 54.7-Acre Amusement Park in Rohini

Earlier this week, the Delhi Development Authority (DDA) invited Expressions of Interest (EOI) from developers to design, build, and operate a new 54.7-acre amusement park in Sector 34, Rohini. The project marks the first major effort to establish a large-scale amusement park in Delhi since the closure of Appu Ghar nearly two decades ago.
According to DDA officials, the selected developer will be granted licence rights to develop and operate the park for a period of 55 years through a competitive bidding process. The current EOI process is aimed at assessing market interest from experienced players before the authority issues a detailed Request for Proposal (RFP).
The project scope and bidding conditions will be finalised based on feedback received during this initial stage. Once the responses are evaluated, the DDA will invite financial bids for the project.
The proposed amusement park will be developed on vacant land currently earmarked as a district park under the Master Plan. The site features a permissible floor area ratio (FAR) of 7.5, a maximum ground coverage of 5 percent, and a height limit of eight metres.
The Sector 34 site is located near the proposed Rohini Sector 34, Rohini Sector 35, and Bawana Industrial Area metro stations on the upcoming extension of the Delhi Metro’s Red Line. The location is also connected via Tughlaq Road and Urban Extension Road-II (UER-II), which officials expect will improve access for visitors from Delhi and neighbouring National Capital Region (NCR) cities.
Delhi has lacked a destination-scale amusement park since Appu Ghar, which opened at Pragati Maidan in 1984, was shut down in 2008. The land was acquired for the redevelopment of Pragati Maidan ahead of the 2010 Commonwealth Games. Although a new Appu Ghar later opened in Gurugram, Delhi itself has only had smaller recreational attractions, water parks, and family entertainment centres.
While the DDA is also developing the 200-acre Bharat Vandana Park in Dwarka as a major tourism and cultural destination, that project has faced repeated delays and is yet to open. Officials noted that the Rohini amusement park, if completed as planned, will significantly expand the city's recreational infrastructure.
