DDA Signs Deal with Juniper Hotels for Five-Star Project in Dwarka Sector 23

The Delhi Development Authority (DDA) has signed an agreement with Juniper Hotels Ltd. to develop a luxury five-star hotel in Dwarka’s Sector 23. The deal marks the first of four special licence-fee commercial projects auctioned by the land-owning agency over the past year to reach the formal agreement stage.

The hotel, which will overlook the Dwarka Golf Course, is projected to attract an investment exceeding ₹1,000 crore and generate approximately 800 direct jobs, according to details shared by the DDA. The property is scheduled to be completed and become operational by 2030. Over its 55-year licence period, the project is estimated to generate more than ₹6,000 crore in revenue for the DDA.

The formal agreement was executed between the DDA and Juniper Hospitality Assets Pvt. Ltd., a subsidiary of Juniper Hotels. The land parcel in Sector 23 is expected to be handed over to the private developer soon.

The hotel is proposed to be developed and operated under the Grand Hyatt brand through Juniper Hotels’ existing partnership with Hyatt. Across India, Juniper currently operates seven hotels featuring 1,895 rooms and serviced apartments, the authority stated.

The development forms part of a wider initiative led by Lieutenant-Governor Taranjit Singh Sandhu to position Dwarka as a major commercial and investment destination. Under the DDA's special licence-fee model, private developers are awarded rights to build and operate facilities on public land for a designated time frame.

The Sector 23 location is being highlighted as a major strategic asset for the hospitality project. In addition to being adjacent to the Dwarka Golf Course, the site is situated near the Yashobhoomi Convention Centre and the Dwarka Sports Complex. It is also located directly opposite the proposed Diplomatic Enclave, which the authority expects will spur substantial long-term demand for high-end lodging in the sub-city.
