Entrepreneur Buys Rs 271-Crore Penthouse at DLF The Dahlias in Gurgaon

An entrepreneur has purchased a penthouse at DLF’s super-luxury residential development, The Dahlias, in Gurgaon for Rs 271 crore. The 17,200-square-foot property features a carpet area of 10,500 square feet and ranks among the costliest residential transactions in India on a per-square-foot basis, according to real estate developer DLF.

The transaction works out to approximately Rs 1.6 lakh per square foot on super area and nearly Rs 2.6 lakh per square foot on carpet area. Two people aware of the transaction claimed that the purchase represents the costliest single-unit residential deal per square foot recorded in the country.

The Dahlias is positioned as one of DLF’s most ambitious super-luxury developments, with an overall project value exceeding Rs 40,000 crore. The residential complex comprises 420 residences spread across 29 levels and eight towers in Gurgaon.

According to DLF Managing Director and Chief Business Officer Aakash Ohri, The Dahlias was about 65 percent sold. Overall price realization for the project has crossed Rs 1 lakh per square foot, with higher floors touching around Rs 1.2 lakh per square foot on super area. Ohri also noted that 25 to 30 percent of the company’s business now originates from buyers in the rest of India and overseas, including non-resident Indians.

The high-value purchase places Gurgaon close to Mumbai's premier real estate markets, where transactions in prime locations like Worli have crossed Rs 2 lakh per square foot. Recent major transactions in Mumbai include a Rs 639-crore deal for two sea-facing duplexes at Naman Xana in Worli and a 27,160-square-foot triplex at Malabar Hill bought for Rs 369 crore.

The deal also eclipses previous luxury residential records set within Gurgaon. In December 2024, entrepreneur Rishi Parti purchased a 16,290-square-foot penthouse at DLF's The Camellias for Rs 190 crore, which worked out to roughly Rs 1.8 lakh per square foot on carpet area.
